Anyone can name a value. We sign the reasoning.

Mihenk is Turkish for touchstone: the dark stone once used to test the purity of gold.

Every report is written for a purpose. We agree which one first.
A lender and an estate ask different questions of the same flat. Agreeing type and purpose first keeps the report from being sent back.
Residential and commercial
Market value of flats, houses, shops and offices for lending, sale and insurance.
Land and sites
Land and agricultural valuations based on planning status, development potential and access.
Development and build stage
Progress valuations, gross development value and residual analysis for live projects.
Rent review and lease renewal
Comparable rental evidence for reviews, renewals and disputes.
Portfolio and company accounts
Portfolios, financial reporting and fund valuations.
Probate, matrimonial and disputes
Reasoned reports for estates, separation and court proceedings.
We do not ask for trust. We make it checkable.

Credentials in plain sight
Who signs the report and how they are registered is stated on this page.
Complete instructions
Purpose, property details and documents arrive with the first instruction; no extra calls.
Independent opinion
Our fee never depends on the value in the report. We decline instructions that come with a target figure.
Verifiable reports
A reference and QR code on page one let anyone confirm a report’s origin here.
Three approaches, one reasoned opinion.
The International Valuation Standards describe three approaches. We apply one or more, depending on the property and the evidence, and reconcile the results in writing.
Market approach
Recent sales and listings of similar properties are compared and adjusted for location, size, age and condition.

Inspection
The valuer visits, measures and photographs the property.

What clients ask before they instruct.
How long does a valuation report take?
It depends on the property, the documents and how quickly searches return. The expected date goes into the terms of engagement once we have seen the papers.
Is a lending valuation the same as other reports?
No. A lending report follows the lender’s instruction and format; probate or sale reports answer different questions, so the form asks where the report will be used.
Can you tell me the value in advance?
No. A value is formed after inspection and analysis, and we decline instructions that come with a target figure.
Which documents should I prepare?
The wizard checklist shows what your type and purpose need. If something is missing, we help obtain it.
How do third parties verify a report?
The reference or QR code on page one opens the verification page on this site, which shows the origin, the date and the signing valuer only.
A short question is welcome too.
